Conveyancing Costs

These are the main legal disbursements which are payable on standard purchases and re-mortgaging of residential property in England and Wales. These are in addition to your solicitors fees.

Stamp Duty

Stamp Duty is payable in respect of a purchase only where the price exceeds £125,000. This is calculated at a rate of 1% of the purchase price if the price is not more than £250,000.

If the price is more than £250,000 but not more than £500,000 it is calculated at a rate of 3%.

If the price is more than £500,000 at a rate of 4%. NB. the relevant percentage is calculated on the whole of the price not just on the amount exceeding £125,000.

If the purchase involves the grant of a new lease, additional duty is payable on the rent reserved.

Our fee calculator works on the basis that where the sale price exceeds £125,000 Stamp Duty will be payable. If you discover that you are buying in an exempt area please deduct this sum from the total.

We charge an additional £75 plus VAT for completion of the complex SDLT form where stamp duty is payable.

Land Registry Fees

Almost all transactions are subject to registration at the Land Registry.

The latest Land Registry Fee scale is as follows:

On the purchase of a new leasehold property an additional fee may be payable based on the rent. Where the transaction is not a simple purchase e.g. a transfer of equity a separate scale of fees applies.

Local Authority and other Searches

We allow a flat rate of £250 to cover all standard searches.  Ordinarily, we would expect this to cover the cost of a local search, environmental search, drainage search and coal mining search (if applicable). 

In the majority of cases the total may be slightly less than £250 but occasionally is may be higher as there are wide discrepancies in the prices charged by different local authorities for a local search.  If we are required to undertake any non standard searches, additional fees may be incurred.

Leasehold Properties

In leasehold purchases there is usually a requirement to pay fee to the landlord/managing agent to register the change of ownership of the buyer and details of the any new mortgage with them. The fee payable can vary considerably as it depends on the particular Lease (or charging policy of landlord) and can be between £10 to £50 per notice.

If you are buying a leasehold property there will be additional fees incurred.  We charge an extra fee for acting as there is more work involved.
