When you sell a property the onus is very much on the buyer and their solicitor to ensure that surveys are commissioned, a mortgage is applied for searches undertaken and title investigated.

If you also have a linked purchase you want to be sure that contract documents are submitted quickly so that your buyer is given the maximum time to submit all of the above. We guarantee that a contract will be submitted within one working day of us receiving formal instructions from you. The only exception would be if in the rare case of an unregistered title when we have to wait for title deeds.

What Martin-Kaye will do:

  • Obtain your title deeds

  • Prepare a draft contract and other appropriate documentation for your buyer's solicitor

  • Answer any enquiries raised by your buyer's solicitor

  • Send out Contract (and plan) for your signature

  • Apply for and check redemption figures on existing mortgage and any other secured loans

  • Exchange contracts (simultaneously with your purchase if you have one)

  • Request updated redemption statements from secured lenders if necessary

  • Request estate agent account

  • Produce completion statement (financial summary) for your approval

  • Approve transfer documents and forward it to you for signature

  • On completion day - pay off existing mortgage, secured loans, pay estate agent and send balance to you or transfer to purchase file, re-assign life policies, send deeds to your buyer's solicitor

What you need to do:

  • Complete and sign property information form and fixtures, fittings and contents form and return them to us

  • Return signed contract

  • Answer queries raised by your buyer's solicitor that we are unable to answer

  • Arrange removals

  • When contracts are exchanged cancel building insurance

  • Make arrangements to leave keys with estate agent or buyer on completion

  • Return signed transfer document to us

  • Ensure you contact appropriate organisations with change of address

  • Completion date - move out!
